DID YOU KNOW? The home price for sellers who use an agent is 16 percent higher than for those who don't, according to NATIONAL ASSOCIATION of REALTORS® 2005 Profile of Home Buyers and Sellers, and nine out of 10 home buyers use a real estate agent in the search process.

Many Montana Realtors now have the ability to post all of the listings in the MT MLS on their own public websites. Most Multiple Listing Services also upload their inventory to national sites.

There are a number of reasons why Montana property appraisers are needed. When you want to buy a home, your mortgage company needs to know the home value before they will finance it. This is where appraisers come in. MT Appraisers can provide the mortgage company with the information they need in order to approve the loan for a certain amount. If the real estate appraisal comes in too low, the property can't be financed and the buyer knows they're being charged too much for the property.

The Multiple Listing Service or Montana MLS has often been considered the service that stores the entire real estate brokers inventory in the MT area into one searchable database. The MLS provides real estate professionals with details on the listings currently on the market. Before the use of the Internet, the MLS would distribute a book with the listings to its members. These books would be updated regularly to reflect new and sold MT property.

A home appraiser is a qualified, licensed professional who can accurately estimate the fair market value of your Montana home. By taking information about your home and combining it with information about your Montana neighborhood and homes that have sold in the area, a real estate appraiser can give you a clear picture of your home value. Other than a home appraiser, the only professional who is able to provide information about the value of your home are real estate agents. A real estate agent is not always the best source for this information. After all a real estate agent works off of commissions and it is in their best interests to sell your home either as quickly as possible or for as much money as possible.

As it is apparent, house values not only change due to outside influence, but also from inward ambits as well. In other words, house values have the ability to affect themselves. Now this may sound a little confusing initially but when put to practice it becomes clearer. For example let’s say your home holds a value of 2 and the home next to yours holds a value of 1. Now, since the value of your home is higher than the one next to you, the one next to you becomes a value of 1.5. Now imagine a future date when both of your homes are evaluated again. The outcome could be that your home could possibly hold a value of 2.5 due to the previous valuation that caused the house next to you to rise to 1.5. This process can work either up or down but it does help to illustrate the inward changes that can influence house values

The Multiple Listing Service is usually operated by a board of Realtors. With each member to the Board given access to the Montana MLS. The Montana MLS can search for properties by county, city, size, subdivision, and a host of other property features. The MT MLS search allows a realestate professional to find available inventory, complete a market analysis, find closed comparable sales plus many other MT trending and real estate data.
