There are of course other variables that can affect University house values. These variables are dictated by the situations of a given buyer or seller. Typical behaviors usually show the following trends. First, you may have University sellers who have patience and are willing to wait for the right buyer therefore they will get their asking price though it may be slightly inflated. Now, since the value of your home is higher than the one next to you, the one next to you becomes a value of 1.5. Now imagine a future date when both of your homes are evaluated again. The outcome could be that your home could possibly hold a value of 2.5 due to the previous valuation that caused the house next to you to rise to 1.5. This process can work either up or down but it does help to illustrate the inward changes that can influence house values
